Woodward Breaks Ground on Second Vanderburgh County Shell Building

EVANSVILLE, Ind. (July 18, 2018) – Vanderburgh County Commissioners gathered for a groundbreaking today, announcing the construction of a new 100,000 square-foot shell building situated on 12.15 acres in the Vanderburgh Industrial Park. Once complete, the adaptable structure will aid in the attraction of new businesses wanting to act fast and move quickly into a new building adequately fit to modern building codes.
“A flexible and customizable shell building keeps Vanderburgh County competitive for the high-wage jobs and investment we want to attract,” said Bruce Ungethiem, president of the Vanderburgh County Commissioners.
As with the prior shell, County government will again partner with private developer Woodward Development and Construction, Inc. to build the second shell building in the Vanderburgh Industrial Park. Local economic development will market the shell alongside Woodward Commercial Realty.
“The Commissioners are laser focused on infrastructure improvements to enhance our growth and development opportunities – from our roads to water and sewer, to the construction of this shell building,” said Vanderburgh County Commissioner, Cheryl Musgrave. “We are sending a message that we are open for business.”
The first Vanderburgh Industrial Park shell building, constructed in 2014 by Woodward Development and Construction, Inc. is now home to Polyram Compounds, LLC, an Israeli plastics supplier. Woodward estimates the second facility will be complete October of this year.
“Woodward Commercial Realty is honored to be able to work with Vanderburgh County and the Evansville Industrial Foundation in the development of a second shell building project in the Vanderburgh Industrial Park,” said Woodward President, Evan Beck. “This project will provide an excellent option for companies looking for existing space offering the highest level on industrial quality.”
The 100,000 square-foot shell will be constructed with concrete tilt walls, and is expandable up to 250,000 square feet. Though the construction price tag is higher, the concrete tilt wall method is often seen as superior to traditional metal buildings and appeals to a wide variety of industrial-related prospects, including those who are in search of food grade type facilities.
“The Growth Alliance tells us that prospects looking at Vanderburgh County overwhelmingly are looking for existing buildings to accommodate a quick start-up,” said County Commissioner, Ben Shoulders. “Our inventory is very low,” he added. “This shell building will help keep southwest Indiana in the game in our ability to attract a new company – or assist an existing business with an expansion.”
The shell building will be marketed for its adaptability, functional design, and superior location; with easy access to major highways, interstates and Evansville’s regional airport (EVV). Another marketing advantage for the shell is the accessibility of rail service to the property – an asset that is becoming increasingly rare throughout the Midwest.
The new facility was made possible by the Vanderburgh County Commissioners, Vanderburgh Redevelopment Commission, Evansville Industrial Foundation, Old National Bank, Woodward Development and Construction, Woodward Commercial Realty, Growth Alliance for Greater Evansville, and the Economic Development Coalition of Southwest Indiana.
